Investment finance
Careful choice of lender and investment loan structure is the key to making your investment finance work towards your investment goals most effectively. If you want to purchase multiple investment properties in a short period of time, making use of negative equity, you will most likely need a different lender and loan structure to if you were looking to purchase just one property, positively geared. Choosing the right lender and product can also result in a greater borrowing power than you may have thought possible, expanding your property investment horizon beyond your current goals.
Refinancing
Refinancing can be a truly life-saving solution for some people, and a nightmare for others. It all depends on your personal situation. I was able to be the lifesaver recently for a couple who were in a really bad way financially, thanks to some questionable advice in the past. After analysing their situation and establishing their immediate goals, I was able to refinance their home loan and restructure their investment loan so that they actually had some cash in their pocket at the end of each month. The restructure has given them the savings and financial structure they need to look at expanding their property investment portfolio within a year.
Home loans with commercial security
Using commercial property as security for your home loan can be an ideal solution, but it can have its own difficulties, particularly if it your commercial property is unusual in any way. Being able to present your case to your chosen lender in the right way can make all the difference to whether or not you secure a home loan. A client was battling to get approval for an equity release from a property that had been converted to residential premises but was still zoned for business use – a somewhat unusual situation. I was able to present a compelling case to a major lender, which resulted in the client being able to access the equity from the property to build his dream home.
Home loan help for complex situations
A couple came to me with a story I hear all too often – they were building their own home and had run short of funds. In my usual course of proceedings, I delve deeper than the obvious, surface questions so I can better assist clients, and in this case established that the wife had an excellent relationship with her mother and step-father. Her parents were willing to put up their debt-free property as security, which solved the short term cash flow problem, and the couple finished building their new home shortly thereafter.
To date our experience with financial advisers has been less than ideal. In fact it has cost us over $80,000 in losses so you can see why we would not normally have a lot of nice things to say about them. We were facing a fairly bleak financial outlook when our real estate agent recommended that we speak to Adam Nelson from the Loan Market Group. The last thing we wanted was a yes man who was going to dig our hole a little deeper, and then we met Adam. What a refreshing change. Here was a person who listened to what our problems were, ascertained what needed to be done and then told us what we needed to hear – the truth. Bad things are never easy to hear, however Adam set out a succinct overview of where we were, where we needed to go and how we were going to get there – he explained the process in terms we could understand.
