Most first home buyers have so many things to consider when looking to buy their first home. Not only do they have real estate agents and solicitors to try to negotiate with, but then they have to decipher a home loan as well. It can become overwhelming when trying to research not only the hundreds of home loan products on the market, but work out which type of institution to borrow from. Then there is the First Home Owners Grant to apply for as well!

I have had great success in working with first home buyers in helping them to understand in plain terms what the differences are between home loan types and what loans are suited to their needs, whilst finding the most competitive pricing. Relocation loans, bridging finance

A bridging loan is purely to help you to purchase a new home before your existing home has sold. It’s like ‘Murphy’s Law’ – you will always fall in love with a property before yours has sold. A bridging loan is the perfect loan in this situation, and provides financial cover for both properties until you are able to sell your existing home at which point it reverts to a standard home loan. A bridging loan usually works on interest-only terms until your property is sold.

Low doc loans

Low documentation, or low doc, loans are primarily for customers who are self-employed and haven’t completed their taxation returns. With a standard loan, lenders will usually require two years worth of full sets of financial statements, which include copies of tax returns, profit & loss statements and balance sheets. A low doc loan avoids having to provide most of these documents; instead, a document for the self-employed borrower to ‘self certify’ their income is used.
