My responsibility to you as a mortgage broker is to ensure you secure the home finance deal that it the right one for you, and not just the lowest rate on the market. Interest rates at the banks are no longer dictated just by the movements in the official rates set by the Reserve Bank. staying on top of all the latest financial news including interest rate changes, allows me to effectively assist you to compare your home loan options to find the right deal.
We were introduced to Bob Staley via a real estate agent who was selling the property next door to us. At the time, we were in discussions with our existing financier in an attempt to restructure our existing facilities to something more suitable to our current circumstances. Unfortunately, these discussions were not proving to be very fruitful and we approached Bob to see what he could do. Bob was able to negotiate with our financier on our behalf and arrange a better product with our funder that saved us money and gave us the flexibility that we were looking for. Commercial and business lending

Equity finance mortgage or shared equity mortgage
An EFM (Equity Finance Mortgage) can effectively help you purchase a more expensive property than you may otherwise be able to afford or greatly reduce your monthly home loan repayments, by sharing the cost of the purchase with an EFM lender. An EFM (Equity Finance Mortgage) works in conjunction with a traditional home loan, usually with 20 per cent as the EFM and the remaining 80 per cent as the traditional mortgage. When you sell your property, the equity finance will take up to 40 per cent of any future capital gains or share in up to 20 per cent of any capital losses, as a substitute for charging a traditional interest rate during the loan term. The money is paid back to the lender when the home is sold at the agreed percentage of the profit or loss.
An EFM (Equity Finance Mortgage) can be very useful but it is a complex product with a range of fees, charges, terms, conditions and lending criteria. If you are interested in finding out if an EFM will suit you, I am an EFM accredited mortgage broker and can assist you.
Capitaliser Investment Loans
If you are interested in investing in the property market but don’t want the stress of negative gearing and interest rate fluctuations, a new style of investment loan called Cash Flow Manager or Capitaliser Investment Loan may suit your purposes.
In a nutshell, this loan takes your rental income at an agreed level as a monthly mortgage payment and capitalises any balance owing to the principal. Your loan increases slightly over time, but hopefully by much less than the increase in the value of your investment. The lender is essentially agreeing that your investment property has good potential for capital growth. This product is simpler to work with than it sounds, but you definitely need a knowledgeable mortgage broker to work in conjunction with your accountant to ensure it works properly.
