A mortgage broker is a finance professional who does the legwork of finding the right home loan for you, so that you can concentrate on finding the right property.  A good broker will work with your accountant, solicitor, conveyancer and real estate agent to make sure  everything runs smoothly from purchase to settlement. This allows buyers to do more research on finding their home.

When buying a home, it is essential to get the right home loan, as the loan you choose can have a big impact on the cost of your purchase. The right home loan will help pay your home loan off faster, and I love helping my clients save money.

There are hundreds of home loan products, and finding the right one can be extraordinarily time consuming and difficult, having to compare different rates, fees, features and conditions. Luckly, finding the right home loan only requires a good mortgage broker.

A mortgage broker offers loans from a number of financial institutions and will make sure the loan chosen will be right for you, not for the bank or for themselves.

I will find the right home loan for you and will work with you from the first meeting through to the settlement of your loan. To help me find the loan for you, I will ask you about your current situation and future plans – both financial and personal - which might change your circumstances, such as starting a family, taking a holiday from work to study, or even a career change.

Home loan pre-approval

The best thing you can do for yourself when looking for your next property is to obtain a home loan pre-approval.  It is important to feel confident when you find your desired home, and by obtaining a home loan pre-approval you will be putting yourself in the best position to negotiate on a property.  Most banks and lenders will offer a home loan pre-approval and it will usually be valid for three months. Home loan pre-approvals are quick, secure and often don’t cost you anything. I wouldn’t look for my next home without one!

First home buyers

Buying your first home is a big step and can be very stressful. Having an experienced mortgage broker helps by assisting you through the finance maze, as well as all the government regulations, to ensure you find the right home loan. A good broker will explain the borrowing process, identify all your purchase costs, establish how much you can borrow and which loan suits you.  They will also assist you in applying for state stamp duty exemptions and federal first home buyer grants.

I love helping first home buyers with one of the biggest decisions in life – taking out a mortgage - and I understand their needs.  Whether you have a large deposit or a small deposit, I can assist you with a great loan and a great interest rate.

Although you might not qualify for a home loan right now, there are a number of things first home buyers can do to get ready to buy. I can give you some tips on budgeting and saving to help get you ready to buy sooner.

Investment loans

When building a property portfolio is it important to structure your finance effectively. I understand how to structure your investment finance to maximise your negative gearing benefits, protect your cash flow and provide you with a safety net.   The right investment loan structure can ensure that you are in the best position when the next opportunity turns up, so it is important that I understand your investment plans and goals.

Loans for the self-employed

As I have been self-employed for more than nine years now, I understand the perception that finance can be hard to obtain for self-employed people.  Many of my clients are also self-employed and often require professional packs or low doc home loans. A low doc home loan is ideal for self-employed borrowers who do not wish to provide company financials or tax returns, as they do not require financial supporting documents, alleviating the need for onerous supporting documents like tax returns and company financials.

Bridging/Relocation loans

Many people find their next home before selling their existing home but don’t know how they can buy their next home when they haven’t sold their current one.  As a result they often end up paying more than they need to on their home loans, or missing out on getting that next move. Bridging loans are a way for you buy a new property without having to sell your current property first.  With a bridging loan, you can act straight away, but it is vital that your relocation loan is structured correctly so that your costs are kept to a minimum.

Consolidation loans

One of the first things I look at when meeting with clients is how can we streamline their finances and simplify the loans they have. This can be difficult to manage, so I help clients understand their options regarding debt consolidation.

Business and commercial loans

Businesses are always looking to expand or leverage.  I am experienced and knowledgeable in all areas of business finance, from commercial mortgages to equipment leases.

Other services

  • Home Loan Health Check: A home loan health check is an excellent tool to find out the answer to the most commonly asked question, “Have I got the right home loan”? I will find the right home loan for you, whether that means staying put or undertaking a mortgage refinance.
  • Deposit Bonds: Deposit bonds allow you to purchase property without having to provide the deposit in cash. A deposit bond is a subsitute for the cash deposit.  You simply pay the full purchase price at settlement. Both short and long term guarantees are offered to suit any settlement terms.
  • Equipment and motor vehicle finance: I can arrange equipment and motor vehicle finance and have a wealth of knowledge on what is available to borrowers. If you need to organise finance for equipment or vehicles, I can help you find a suitable finance option.
  • Debt protection insurance: Buying a new home or investment property is an exciting step, but what would happen if you couldn’t make your repayments because you became seriously ill, disabled or, worst of all, were to die? While we would all like to think that unplanned and unwanted events will never happen to us, the reality is that they sometimes do.  I can provide a simple way to look after your family and yourself, in case something untoward does happen, so you know you’ll have help with your financial future.
  • Free property reports: The key to successful investing is always going to be research, research and more research. With access to a national database of residential and commercial sales data and history at my finger tips, I am able to put together a comprehensive report on most properties throughout the country absolutely FREE!
  • Business networks: I have many professional relationships with local businesses.  So if you are after a real estate agent, conveyances or accountant, speak to me and I will direct you to some of the best local businesses.

Summary

If you are first home buyer or an investor, you may be on a salary, self-employed or someone who does not have financials, I can find a solution for your individual needs. My knowledge, experience and customer service is what I give to you. I work on your behalf to get a great interest rate and most importantly, the right product to suit your life style and financial needs.

My understanding of the real estate process means I can work with both the buyer and agent to ensure a stress-free transaction is achieved, and all parties are happy with the outcome.
