With your permission, I also pass this onto the selling agent, so they are kept informed as well. By keeping everyone informed, it takes the worry out of the home loan process.

The process can be quite different to overseas purchases and finance, so I explain stamp-duty, types of loans available and Foreign Investment Review Board (FIRB) requirements to make sure you are confident each step of the way.

First Home Buyers
Buying your first home should be an exciting experience, but it's much easier to be relaxed if you have the information and help you need right from the start. I help first home buyers understand not only their loan options, but the whole home buying process. This includes everything from the initial home loan consultation and what to do when signing a contract, to what happens at settlement. Understanding your first home buyer grants and entitlements is also essential, and I will help you complete all the paperwork involved in securing these.
Smart Investment Finance Solutions
A big part of property investment is getting the right financial structure to maximise your returns and minimise your outlay. This type of finance can be quite complex, particularly when there is more than one property involved.
A recent example of successful investing: A client with a substantial deposit who was going to purchase a home to live in while his main home was being built on land purchased 6 months earlier. The home they were buying was then to become a rental. Rather than use the deposit and borrow the minimum amount needed, I showed the client the benefits of using the land as security and borrowing the full amount for the purchase, keeping the deposit in an offset account.
Result: This allowed the deposit to be used for the construction, leaving my client with minimal debt on their owner occupied home and tax-effective debt on the investment.
Home loan solutions for all borrowers
I have had great success in getting loans approved that require the broker to think outside the square. This enables me to use all types of loans, from fully-verified loans, to low-doc and no-doc loans. It's all about finding the right loan to match your individual circumstances.
Example: One client had been referred to me by an agent after the unconditional approval arranged by another broker had been rescinded by the bank - there had been an oversight on the application which, when discovered, lead to the client failing the servicing requirements of the lender. The client being aged over 60 and had substantial superannuation, so I arranged for him to see a financial planner.
Result: The financial planner was able to organise a regular tax-free income to be paid from the super fund. This meant the client could then meet the bank's servicing requirements and the loan was granted.
Been Turned Down for a Home Loan?
One aspect of home loan lending that I really enjoy, is being able to get loans through where other brokers have been unsuccessful. By asking more questions and getting more detailed information, I am often able to put a clearer picture to the banks and am frequently able to get loans approved where other brokers have failed.
We were told by another mortgage broker that our loan would be no problem and then were devastated to find the loan had been declined. Our sales agent asked if Cheryl could contact us, which we agreed to. Cheryl was able to get our loan approved and we are now happily moving into our new home. I can't thank Cheryl and her team enough for what they have done for us. They went out of their way to chase us with documents to sign. It was just great.

Managing your Loans
It's not just getting the loan, but working with you to maintain it so that you can then qualify more easily for loans in the future. Keeping your finances ship-shape now can make a big difference to your future, as a business client of mine discovered. My client had some trouble with cashflow and book-keeping, thanks to a number of loans they held with a non-conforming lender at rates 3-4% above the standard bank rates, secured by multiple properties. I was able to negotiate the release of one property without further repayments or loan changes. I then had a low-doc loan arranged so that a professional book-keeper could come in and get their accounting up-to-date. They were told how vital it was to keep their loans in order for at least 6 months, which then allowed me to refinance the rest of their loans to mainstream lenders and save substantial interest costs through the lower interest rates.
I work closely with real estate agents from many companies, providing an insight to what's on in the property market at the time. Investors can get quick rental appraisals to assist their applications. I have access to a financial planner, who can provide guidance with strategies to get the most from your home and/or investment loan. For home buyers, I also recommend quality building inspectors and efficient conveyancing companies to make the purchase as easy as possible. Within my client base, I have a range of builders, tradesmen and other service providers that I can call upon if a new client is looking for some work to be done to a property.
