Moving home – home loans for upgraders

Moving from one home to another can be tricky with a home loan in tow, so it’s important to work with a mortgage broker who will take your entire position into account and prepare the appropriate background and documentation for your lender, upfront.

As a case in point, I recently met with a professional couple wanting to purchase an owner-occupied property. They had been to see their bank manager directly, who advised them they did not have the income to service the size of the home loan they were looking at.

The couple were selling an existing owner-occupied property, plus retaining a Sydney Investment property, all with the same major bank, but the bank manager did not adequately take this into account. After perusing their details, I was able to secure a loan with their bank for the full amount required, plus negotiate a discounted interest rate.

Self-employed borrowers

Self-employed borrowers often feel like their options are limited when it comes to finding a home loan, but there are some great home loans available if you know which lender is most suitable for your specific financial situation.

I found just such a home loan for a self-employed couple who had struggled for approval through another broker who just didn’t understand their situation properly. Their previous broker had placed a home loan application for the couple with four different lenders, all of which we declined over a four week period.
