Professional achievements

High Achiever 2008-2009

Finance is my passion and I started in the industry in 1999 with well-known mortgage provider, Aussie Home Loans, before moving to Loan Market. Over the course of my career I have been regularly awarded for my achievements.

Prior to becoming a finance broker, I spent 12 months with Richardson and Wrench Real Estate Penrith as a real estate agent. Having this experience has proven very beneficial and my knowledge of the real estate industry and process to assist clients, particularly those who are unfamiliar with the process.

I like to work with anyone that has a dream, to make that dream come true, whether it be dreaming of your first home or the first million dollars you will make through property investment.

Smart home loan management strategies

There are lots of smart ways you can manage your home loan that will result in you saving money and reducing your loan term. My favourite way of making big gains is when interest rates go down, always continue to pay the higher repayment amount. Especially when there a big falls in interest rates, this will take a big chunk every month out of your loan principal and you won’t even notice you’re doing it!

First home buyers

Western Sydney is a great place for first home buyers and I see a lot of hopeful and excited first time buyers. When dealing with first home buyers my first question is, “What are your plans for the next three years?” This enables me to find the product or lender that will suit your lifestyle and requirements for the foreseeable future.
For example, did you know that some lenders have a lifestyle option? This can be extremely beneficial if you are considering starting a family in the near future, and can make the time just after your newborn arrives much easier financially.

Also, did you know even if you only have little or no deposit, you can access the equity in your parents’ or other family member’s home and reduce your lending costs?

There are loan options that will allow you to consolidate your short term debts to help with your cashflow after committing to the purchase of your first home, making your debts more efficient and repayments easier.

When we ran into difficulties obtaining funds for our next home purchase from our long-standing bank, Greg Woolley from the Loan Market Group stepped in to save the day. Working against a hard deadline in the tightest credit market yet seen, Greg pushed through a successful application with Heritage Building Society, working hand-in-glove with their loan and credit assessment teams and keep us constantly up-to-date with developments. By taking the time to understand our personal financial needs and particular circumstances, and matching these to suitable products across his network of funds providers, Greg was able to offer us a better service, and product, than those offered by our bank. I would thoroughly recommend Greg Woolley and the Loan Market Group to anyone prospecting for home finance.

Investors

Buying an investment property is a completely different scenario to your own home. Maximising your cash flow is an essential part of successful property investment, something that can be achieved by securing the correct investment loan structure. As I have access to both major banks and secure lenders, I have been able to help many clients both overseas and in Australia with their investment.

Non-residents, expats and overseas investors

Many investors find the Australian properties a very attractive investment option, particularly expats working overseas, as the currency exchange is often quite favourable. Lending policies enable non-residents or expats living overseas to purchase investment properties with FTRA approval. If you need assistance with an investment purchase in Australia, I can assist you to secure investment finance via consultations over the phone or via email.

Commercial loans

Commercial loans can be used for a number of purposes, including:

  • Purchasing commercial units, for both personal and leasing purposes
  • Commercial development
  • Dual residential and commercial properties
  • Purchase, refinance and Lease Back of Large Commercial Securities
  • Business expansion
  • Cash flow purposes

A client with a large kitchen company based in western Sydney required some assistance with cash flow. With no available equity in property to use, funds were secured based on gross annual turnover, giving the client access to a line of credit facility to $600,000. This could be drawn down and paid back on a 90 day basis to fun large transaction opportunities, enabling the client to increase their customer base and annual turn over by over 50%.

Business loans

Many Australians dream of becoming self-employed and owning their own business. Even if you have no experience in running your own business, if you have the desire and ambition to buy and run your own empire it is still possible to organise appropriate finance.

Just this year I had a client that had a background in the automotive industry who wanted to purchase a VIP Franchise. I found a lender that offered a start up facility which enabled him to purchase the business even though he no residential security to offer. This client now has 3 franchise areas and a great business turn over, and is in a position where he can purchase his own home.

Busines loan customers have many purposes for their finance needs, including the purchase of new equipment and the expansion of existing premises. A common theme is the requirement for business finance to service the needs of the existing company and move it into the future. There are a number of business finance options that can be considered, depending on the specific nature of your finance needs:

  • Franchise finance
  • Business line of credits
  • Share Portfolios
  • Overdrafts

Leasing finance

Leasing finance generally includes car and equipment finance for business or personal purposes. Dealing with the leasing enquiries on a day-to-day basis has allowed me to develop a strong relationship with major leasing finance providers Macquarie Leasing, BMW Finance, Stratton Finance and Esanda.

Self-employed borrowers

If you are a self-employed borrower requiring either a Full Doc loan (financials supplied) or a LiteDoc (letter from accountant), it’s important to work with a mortgage broker who understands your financial situation and can help you to minimise complications during the loan application process. I have a number of solutions for self-employed borrowers who are facing difficulty in proving their income, including Low Doc, Lite Doc, Full Financials using BAS statements, Accountant declaration and BAS Statements only.
