Refinancing home and investment loans
I have had great success in achieving competitive rates for those wanting to refinance. One particular client had been to a lender to refinance his existing home and investment loans for lower interest rates, on the recommendation of his previous broker – however this turned out to be a costly decision, because thousands of dollars in mortgage insurance was payable due to the low valuation results.
I knew that this particular lender was notorious for low valuations, and that several other banks would do better. I immediately helped this client submit another application to one of those other banks. The valuation came back much higher, as I expected.
I also smoothed out other complications. The bank had tightened credit policy without prior notice and the valuer had included some incorrect information in their report, effectively reducing the loan amount. I corrected the valuer’s mistake and secured the loans with the required loan amounts, at much lower interest rates, and no mortgage insurance payable. The clients were extremely happy with the outcome.
I first met Herman Wong many years ago through our mutual international trade finance activities and then some what later renewed our acquaintance through his subsequent business dealings as a specialist housing finance arranger for me personally. My wife and I have successfully completed somewhat difficult housing finance deals with Herman. Complex investment, trust and commercial loans
One of my clients had 9 properties owned by himself; his wife; jointly and a trust. In our interview I noted he did not have proof of all of his incomes. He needed to prepare himself for future investment, reduce the borrowing costs and restructure the financing structure of his trust and his company. I carried out a complete review of his properties, matching them with the Lo Doc loan products available in the market (as different lenders have different criteria and terms in respect of the borrowers and security properties for Lo Doc loans).
I presented the terms; scenarios and end results to him; he was happy with the structure and decided to proceed. During the application process there were understandably numerous complications due to the complexity of the deals, which were ironed out one by one. The end result achieved was most satisfactory to my client and myself — he is now paying the lowest possible interest rates, has financing put in place for future investment (just before the banks started tightening credit criteria, which I knew was going to happen), and the financing for the trust and his company is nicely restructured.
