I have spent many years participating in local sports. I played football, cricket, tennis and golf for many years with sporting clubs in the Geelong and Bellarine Region. I was heavily involved with waterskiing and jetskiing and sat on the State Boating Council for three years as an advisor to the Minister for Ports and Roads. First Home Buyers
I enjoy dealing with first home buyers as there is such a great sense of enjoyment in the excitement that the process creates for these clients. I am happy assisting prospective first home buyers from the initial home loan enquiry stage right through to when they turn the key to their new home and beyond.
There are so many questions that I can answer for first home buyers, including:

First Home Buyers and Family Equity
It is often difficult for first home buyers to put together the required deposit to meet banks policies and to avoid paying Lenders Mortgage Insurance (LMI). I am experienced in Family Equity Support loans, where a family member can provide their property as a limited security guarantee. This enables clients to borrow not only the purchase price of their property but also the costs associated with completing the purchase. Family equity loans can be done as a limited guarantee so that the family member is only guaranteeing a small portion of the loan. This type of facility can potentially lead to great cost savings.
Property Investors
I have worked with both first time and experienced investors and thoroughly understand the differing requirements that each type of investor has. For inexperienced investors I always advise them to discuss what they are trying to achieve with an accountant. Whilst I can advise clients in relation to the types of investment loan options available, I cannot provide financial advice. An accountant can advise in relation to taxation aspects of property investment – negative gearing, positive gearing, whether the client should look at interest only loans, a line of credit or a principal and interest loan. I then look at appropriate investment loan structures for the strategy you have worked out with your accountant, and provide options to set loans up with individual securities or with joint securities. Where clients are looking to have multiple loans for the first time, I can provide cost saving options that in most cases will not only save money on the new loan but the existing loan as well. I will look at what the client wants to achieve in the future as well as the present.
Land and Construction Loans
Land and construction loans can be nightmare for all types of borrowers, if you don’t get it right. If you get the wrong land loan you may not be able to build the house that you want or it may incur many unnecessary costs. Are you aware of the way that banks value building projects, for example, and how that affects your loan application? I have helped many clients build their new homes – first home buyers and clients selling an existing house and building a new house, both owner occupiers and investors. Having previously worked as a lender with major banks I can help you enjoy building your new home and can ensure that you have a home loan that will enable you to finish this home without the worry you may otherwise have.
Retirees – Reverse Mortgages
Do you have a lot of equity in your home but no cash and want to enjoy your retirement? A reverse mortgage that enables you to access the equity in your home may be the answer. I am accredited with SEQUAL, the industry association that monitors the reverse mortgage market, and can give you loan options that will free the equity in your property so that you can enjoy your retirement or make those renovations to your home without you being out of pocket.
Self-Employed Borrowers and Low Doc Loans
Haven’t had time to complete your financials? You may need a low doc loan (low documentation loan). Lenders have many options for this type of loan, but in most cases you will need to provide BAS Statements and/or transaction account statements that show your earnings. If you are self-employed and are up-to-date with your financials, obtaining a loan may be easier than you think – let me assist you to find the right loan for your needs.
Non-Conforming Loans
I am able to provide assistance to clients who are looking to borrow “outside the square”. I have experience in dealing with lenders who are happy to look at loans that other lenders will not entertain, whether that be because of a bad credit history or because the loan is for a purpose outside the ordinary. In most cases you will pay higher fees and a higher interest rate non-conforming loans.
Bad Credit
Got a black mark against you credit history that is preventing you getting a home loan or preventing you from getting a loan at a reasonable interest rate? Before you submit a home loan application only to have it denied, speak to me! I may be able to provide you with options to get your credit history cleared. It may cost you initially, but will save you a lot of grief and a lot of money in the not-so-long run.
