Professional achievements

High Achiever 2008-2009

Experienced at securing loans of all sizes from as little as $10,000 up to several million dollars for borrowers across the Sunshine Coast of Queensland and even internationally, I have qualifications and experience in accounting in addition to mortgage broking. I recommend you treat your finances like a business and regularly review your major expenses.

Investment finance

I have secured finance for clients in a variety of investment situations including first investment, multiple investment and investment purchases using the existing home as security. I have had particular success negotiating finance from multiple lending institutions to finance one or more investment properties.

Being able to identify which lenders give you the greatest benefit for future wealth creation is just one of my specialities. I can also help you to build a large property portfolio through smart investment finance, whether your loan structure combines multiple company and property trusts or is just a purchase in your own name. I enjoy the challenge of putting together the best possible strategy to ensure you can fulfil your property investment goals.

My background in accounting has also given me great understanding of more complex lending situations such as purchasing through a trust, utilising margin lending and complex investment scenarios.

First home buyers

I often find first home buyers have done a lot of research but are still unsure of the home loan process. I will talk you through your financial position and budget, how much you can borrow, how the First Home Owners Grant works and what documentation you may need to secure your loan and provide you with the confidence to take your first steps in the property market. My top advice to anyone thinking of purchasing their first home is to save as though you already have a mortgage, and pay that ‘mortgage’ into a high interest savings account.

Expat customers

Expat Australians have great opportunities open to them with regards to investment lending in Australia. I have a number of Australian clients living overseas who are benefiting from being able in some cases to borrow up to 95% of the value of the property. Working with the internet and facsimile enables me to ensure that an open line of communication is available so that my clients get the best possible results. I assist you from initial application or pre approval right through to settlement, ensuring documentation is issued and returned in a timely manner for a smooth settlement. On-going communication and updates ensure that you receive professional service regardless of your location.

Lindy and Julie, I just wanted to take this opportunity to thank you both for your hard earned efforts in processing all the banking forms for the loan, It has certainly been a huge learning curve for me and thank you both for explaining the process along the way and answering my questions that i have had during this period. I know it is early days, but i certainly look forward in working with you all again in the future for the next step in the grand master plan.

Mining industry employees

I have several clients working within the mining industry who wished to purchase investment properties. These people often work long hours and in isolated locations, and can’t necessarily come to meet me within the timeframe needed for purchase. To overcome the problem, I have developed a system of internet and fax communication to source all the information and documentation necessary to complete their loan application.

Fast turn-around

On a number of occasions I have secured finance quickly for clients. Two cases I see quite often are when a client needs urgent approval for purchase at an upcoming auction, and when a client has signed a contract based on approval they have organised themselves from a lender but the finance has then fallen through.

When buying/refinancing 6 properties within a matter of weeks things could have become VERY messy with so much to remember and do. I’d recommend Lindy to anyone looking for a home/investment loan as she efficiently juggled all my properties and they all settled in a timely and smooth manner.

Reduce mortgage stress

If you are feeling financially stressed due to a combination of mortgage repayments, fuel and the rising cost of general living expenses, the key is not to panic. Instead, start by looking at your budget (or making one!) to see where you can most easily trim your expenses. Try to keep ahead of expensive debt by paying out credit and store card balances before interest is charged – a direct debit set up through your financial institution can help you keep ahead here. If you do have existing high interest debt, try to pay it off first. Lastly, seek expert advice. As a mortgage broker I may be able to help you reduce your loan repayments or consolidate your debts into a single, more manageable loan. Other financial experts such as financial planners and accountants can also assist you.

Home loan management assistance

Finding the right home loan is only just the beginning when it comes to financing a property the right way. On-going management of your loan is the best way to ensure your loan continues to work for you – and that you don’t pay more than you absolutely have to over the term of your loan. Make sure you always check your loan statements, regularly review your loan and especially seek assistance if your circumstances have changed, and use as many mortgage minimisation tips as possible to reduce your home loan as fast as you can.

Additional repayments combat credit costs

Keeping your repayments as high as you can without putting yourself under financial strain is an excellent way of combating any potential rises in credit costs, something which is particularly relevant in the current financial climate. Making additional repayments whenever you can reduces your overall debt position faster, leaving you less vulnerable to market fluctuations.

Locally recognised business – Sunshine Coast

In 2008 I was nominated as a finalist for the local Sunshine Coast Business Women’s Network Business Woman’s Awards, in the category: Micro Small Business Woman. Nominations are completed by local residents.

I am available to clients across the Sunshine Coast including in Buderim, Mountain Creek, Sippy Downs, Mooloolaba, Alexandra Headland, Maroochydore, Nambour, Bli Bli, Twin Waters, and Marcoola.

Sunshine Coast Community networks

I hold Commissioner of Declarations qualifications.

On behalf of N and myself I would like to convey a big thank you to you and your staff for the enormous effort you put into organising our mortgage. It is very refreshing to meet a person who has a genuine passion for their chosen profession as well as a down to earth and cheerful personality. Both N and I are extremely grateful for the amount of chasing up and running around you did for us (twice) after we changed our minds on the first property (sorry about that). We are sure that without your hard work the property would not have settled in such a short time span. If only all other business operators had the same outlook on their work, qualities and persona as you do, we are sure we consumers would have a lot less stress in our lives.

After unsuccessfully trying to receive finance by dealing directly with a bank I was recommended to go to, I gave Lindy a call & asked her if she could get a deal together for me within 7 days. Her prompt response, professionalism and ability to get the job done were second to none. She offered me the best advice & sourced the best financier for my situation and was successful in obtaining finance for me. My dealings were always stress & hassle free & I had 110% confidence in her work and ability to get the job done. I would highly recommend Lindy to all of my friends & family should they ever require assistance in choosing a mortgage broker to help them successfully purchase something & I would definitely use Lindy’s services again.
