With 10 years experience in the finance industry, five years as a mortgage broker and five years as a senior credit manager, I have extensive knowledge of the home loan market. I always have my clients’ best interests at heart, but my sincere advice to anyone thinking of borrowing is: never assume anything – always ask questions because not understanding something about your mortgage may cost you money in the long run. Don’t be afraid to ask even if you think it’s a silly question; I am happy to answer any query you have no matter how small.

First home buyers

Many first home buyers aren’t too sure about how much money they can borrow and what that might relate to in a weekly repayment. I tend to work backwards by asking how much you think you can allocate to a mortgage and show you how much this would allow you to borrow. A home loan pre-approval is always a good place to start because knowing how much you can borrow gives you confidence. My advice is to secure pre-approval at your maximum budget, so you don’t fall in love with a property that is out of your reach.

First home buyers are yet to experience the highs and lows of purchasing property and can sometimes stress over things they need not worry about. I touch base with them every other day just to say hello and reassure them that everything is on track. I also help complete and explain all mortgage documentation and First Home Owner Grant certifications.

Low documentation and no documentation loans

I see a lot of self-employed clients who are looking for finance and have been turned down for traditional loans. Low Doc loans typically suit self-employed borrowers whose financials are yet to be completed. As a self-employed borrower, the onus is heavily placed on you to ensure you can in fact afford the loan. With a good understanding of these loan types, I will be frank about your prospects at our initial meeting – if I don’t think you are able to service a loan at this stage I will work with you to get you to a point where you can secure and service a loan. Lending for low doc loans is usually kept to 80% of the property value.

Complex finance and commercial lending

My accounting degree and mortgage qualifications, enable me to assist clients with more complex transactions including commercial lending and tax structures. In many cases, my knowledge and experience in this area has enabled clients to secure a property and produced substantial savings.
