Refinancing

With many changes occurring throughout the home loan market, particularly in recent times, you may find that the home loan you first obtained and the lender that provided it may no longer be the loan that most suits your current needs. Even when the home loan market is more settled, it’s important to review your loan regularly to determine if your current home loan is still competitive, or if there is a better deal for you available.

If you feel your loan is not the best it could be, the cheapest and easiest option is often for me to talk to your own lender first. I have successfully negotiated a better deal on a number of occasions at a customers’ existing bank without the need to refinance.

After we have spoken with your existing bank, it’s also a good idea to check with other banks and lenders to see if they can beat the offer.

If you do make the decision to refinance, I can help you work through the costs to ensure this is the right move for you, complete the paperwork and ensure the transfer runs smoothly.

Home loan pre-approval

A home loan pre-approval is a guarantee from your lender as to how much they will loan you when you find the property you want to purchase, as long as the property meets their security criteria.

Your home loan pre-approval gives you a good indication of your borrowing range, allowing you to focus your property search on affordable properties and move quickly when you find the right home.

Your loan will be pre-approved for a particular amount, however, you’re not locked into borrowing the full figure – you can always borrow less, depending on your needs.

Once you’ve found your property, simply provide me with a copy of the Contract of Sale and I progress your application through to an unconditional approval. With the pre-approval process already undertaken, it can take as little as 24 hours for full approval to be granted.

Home loans for divorcees

Obtaining a home loan after going through the process of separation can be difficult, particularly when it comes to providing a deposit, but there are ways to assist in making this process easier.

I recently helped a divorced mother of two who wanted to use the First Home Owners Grant and her separation payment as her deposit. With the majority of lenders now needing between 3 and 5 per cent genuine savings, it was deemed that settlement monies was not sufficient. She had been renting at same house for some 5 years and payments were never missed. By obtaining confirmation of the conduct of payments from the property management of the real estate agency, the lender was able to accept these payments as evidence of financial responsibility and to approve the deal.

Unusual home loans are no problem

If your situation doesn’t match normal home loan criteria or there is something unusual that has been holding you back, it doesn’t mean you can’t secure a home loan and go on to purchase a property. I have had great success placing loans which were outside the normal lending guidelines. Just some of the different scenarios in which I have assisted include:

A Fijian / Indian was a lecturer at TAFE in the automotive industry. He arrived here in October 2008 and immediately gained employed as a motor mechanic. Although this was technically a new role, in a new industry, and in a new country, I was able to show how the two industries and roles were complimentary. This correlation was noted by the lender, who then approved the home loan.

A Sri Lankan couple who were employed permanent part time returned to their native country over Christmas for three months, which substantially reduced their annual wage amount. Because of this, their yearly income was deemed insufficient to service the proposed loan, even though they were able to make the repayments comfortably. After obtaining letters from their employer confirming their incomes and current pay slips, demonstrating their projected earnings over the coming year, the lender agreed to finance the home loan.

A couple were seeking finance to purchase a property to use as their principle place of residence using a combination of the First Home Owners Grant and genuine savings as deposit. He was the sole director of a company which had only been trading since March 2007 – not long enough to meet the general requirement of lenders to have two full years of trading financials as supporting documentation. To overcome the time gap, we obtained his 2006/07 tax returns and interim results to the end of 2008. He also drew a wage as a part time employee at another company, which together with his own company’s financial results were sufficient to obtain a conditional approval.

I was increasingly unhappy with what I could negotiate from ANZ and looked for some other options. Your service has been wonderful Neville because the hard work was taken out of it and the method was extremely convenient.
