I have been in the finance industry for the past 12 years, the most recent four as a mortgage broker on the Sunshine Coast of Queensland. Through life experiences of living in towns such as Hughenden and Biloela in Central Queensland to the beautiful beaches of Byron Bay, I can relate to people of all calibres and at all stages of life. I love to help my clients achieve their dreams. I am passionate about helping people and my clients are more to me than just that, they are lifelong friends. First home buyers

I work with a lot of first home buyers and see at first hand how daunting many people find the process of securing their first home loan, let alone finding and purchasing a property! There’s no greater satisfaction than being able to tell a first home buyer that they have had their home finance application approved, and my goal is to make the process easier and less stressful. To achieve this I will walk you step-by-step through the loan application process, helping you to complete the paperwork, submit the loan and monitor the process. I will also assist you to determine your eligibility for the First Home Owners’ Grant (FHOG) and if applicable, complete and submit the paperwork on your behalf.

The average age at which first home buyers are purchasing their first property is increasing to somewhere in the 30s thanks to a combination of factors including affordability, people choosing to marry and start families later in life, and lifestyle choices. Even though most standard loan terms are 25 to 30 years, if you are an older first home buyer I can show you a variety of tips and tricks that will increase your chances of paying out your home loan early and retiring debt-free.

Find a low interest rate

After a period of high interest rates, borrowers should be encouraged about the possibility interest rates will start to decline soon, despite the recent independent moves of many banks and lenders. If you need to move before interest rates do, I can help you find a competitive interest rate from a large range of major banks and lenders, both fixed and variable.

Lower interest rates, while helpful, are not the sole ingredient for successful borrowing and you might be surprised at how many options are still open to you right now. I can help you check out the options available to suit your circumstances.

Investment finance

To make the most out of your investment you need to make sure your finance is structured correctly. From years of lending experience, I know a suitable investment finance structure will help you maximise your earning potential, once you find the right property. Depending on the type of property you buy and whether you are new to investing or hold a substantial property portfolio, there is a range of finance options available to choose from. Before finalising your finance you should consider your overall investment plan and goals, your current financial situation including existing personal debt, and your taxation position; I will work with your accountant or financial planner to make sure your finance matches your requirements in all these areas.

Low doc and no doc loans

Tighter credit criteria is a reality but there is still an excellent range of low documentation (low doc) loans available to borrowers who find they don’t have the financial documents to support a traditional loan application. If your loan application has merit, you can still achieve a favourable outcome, and perhaps more importantly, the total amount you can borrow as a percentage of the property value and the interest rates available are still.

Nicky, I am taking this opportunity to thank you sincerely on behalf of my husband and I for taking the time to first of all look at our home loan application so promptly, and secondly for getting our loan approved after we had been knocked back by RAMS after another broker submitted an application.

The evening before our finance clause was due to expire I was recommended to give you a call and by the next morning you had already spoken to 2 banks which verbally gave us the go ahead. Later that day at our meeting we were surprised that you had already ran all the figures by the banks and were able to show us some repayments and explain the difference in the different loans and which was the best loan for us for what we were trying to achieve. It was great to see visually on the laptop all the figures rather than something being scribbled on a piece of paper.

After being told by the other broker that the only way to get our loan approved was to go to a non-conforming bank with high interest rates, we didn’t hold much hope in your application being approved. Much to our surprise you managed to get a full doc loan approval. The loan was not a straight forward loan and we cannot thank you enough for the tireless hours and countless phone calls you made to the appropriate authorities to push our loan through. Eventually we received the bank documents in the mail on the same day as I was going into hospital to have our second baby, and we really appreciated you making the effort to come to the hospital to explain the documents and get them all signed.
