I have extensive lending experience with First Home Buyers, having negotiated suitable home loans for many first home buyers during the government’s increased First Home Owners Grant. All of these clients were inexperienced in dealing with lenders and required my help. I guided them through the borrowing minefield and also helped with the First Home Owner Grant paperwork. I continue to work with first home buyers, providing assistance with home loan applications, First Home Owner Grant applications, and the ongoing for the life of the loan.

Family Equity Home Loans
With the banks tightening their lending criteria and first home buyers often finding it difficult to save large deposits, the Family Equity Guarantee home loan option has become increasingly popular.
There are two main types of family equity loans.
Limited Liability Guarantee
With this type of guarantee, the family member uses part of the equity in their property to secure part of the property being purchased, usually 20 % of the property value.
Income Guarantee
This type of family equity guarantee is much less common and is not widely accepted by lenders. With this type of family equity, the family member guarantees the payments on the loan. It can be useful for situations where household income is temporarily reduced, for example, after the birth of a child when one parent is not working for a few months.
How the Loan Process Works.
As a mortgage broker, it is my job to make sure the home loan application process goes as smoothly as possible. This is achieved mainly by communication between the broker and the bank and between the broker and the customer. To most borrowers, the process the lenders use can be confusing and complicated; it is my job to keep the customer informed at all times. I will achieve this by:
- Preparing the application on behalf of the customer and assist in obtaining the supporting documents.
- Helping to ensure fast approvals and smooth settlements by communicating with the lenders.
- Providing constant communication and updates with the customer at all stages.
