First Home Buyer
As a first home buyer there are many different things you need to consider when buying your first property and obtaining your first home loan.
This includes things such as:
- What is my borrowing capacity?
- Do I have enough deposit?
- Do I have to pay Lenders’ Mortgage Insurance?
- What are the costs associated with getting a home loan?
- How do I apply for the First Home Owners Grant? Am I eligible?
- What Government charges will I be liable for?
- Who do I need help from to complete the purchase?
You need to know that you can afford the home loan and that you meet the lenders loan requirements. With over 30 lenders and hundreds of home loan options available to you, it is also important to select the lender and loan that suits your needs. I know of discounts only available to First Home Buyers which I can assist you in obtaining.
Buying your first home should be an enjoyable task and by working with me I can focus on the behind-the-scenes stuff and you can focus on the big move. The first 12 months in the home is the hardest and it can seem like you are going nowhere with your home loan, so just knowing that you have someone who will work with you for many years after you purchase your home allows you to rest easy in the knowledge that you are not alone and I am here to work with you.
Home Loan Pre-Approvals
A home loan pre-approval is a great way to get ready for purchasing a home. Once you are pre-approved you can go into the market place with the knowledge and confidence that when you have found a property that is within the pre-approval limit, you are in a position to make an offer and secure that property. It may assist you to obtain a property when there is stiff competition, as the vendor may be more willing to accept an offer from somebody who holds a home loan pre-approval as opposed to someone who does not.
Property Investors
Buying an investment property is a great step, but you need to know that you are working with someone who has the professional experience of assisting hundreds of other property investors to successfully secure good investment loan packages. Personal experience is also a bonus, there’s nothing quite like experiencing the process from both sides of the fence!
Using an investment loan structure that is simple to use and protects you means that you can focus on your investment goals and not to be bogged down by the little things. A good thing to remember is that property ownership is a great tool to build wealth; whilst working with you and your accountant, I can structure your investment loan in ways that are safe, tax effective and that allow you to grow your portfolio.

Refinancing
When refinancing your home loan, you need to consider many things – and the interest rate may not be the only thing. You may also need to consider if the bank will suit you today and in the future. I always look at the situation and what the aim of the client is when refinancing, to see how can we achieve the desired outcome in the most cost-effective way.
Low Doc Loans
Low doc loans do still exist and can be used when the client is not able to provide the mountains of paperwork the bank requires to consider the client as a full document loan. Some lenders load the interest rate on low doc loans, but many do not so I always look at what you are trying to achieve and then let you know your options. That way, we can plan the best path to achieve your goal. Although the criteria is changing regularly in the current market, many lenders still do not require BAS statements for low doc loans.
No Doc Loans
No doc loans are harder to get than they used to be. Despite that, they are still available and usually, with the right loan structure and strategy in place, a good result can be achieved for clients requiring a no doc loan. As with low doc loans, it’s important to check the current lending criteria prior to placing an application.
Full Doc Loans
Full doc loans, or ‘normal’ home loans, are the most common type of home loan used, and with over 25 lenders on our panel, I will endeavour to find you the loan that will allow you and your family to enjoy life and focus on the important things. Let me worry about the boring details of completing your home loan application and following it up until settlement – once we have selected the lender and home loan that meets your requirements, I can get it all set in place and worry about the messy details for you.
Achieving Great Home Loan Results
I like to work with people from all kinds of backgrounds and professions. Some of my clients have been self-employed, nurses, doctors, brick layers, carpenters, real estate agents and bank employees (really!). My goal is to achieve a great result for you, no matter who you are.
I have worked with many self-employed people, and with some good product knowledge, I have been able save them considerable money in lending costs. I have a client who had spoken to numerous lending institutions and they had told him he needed a 20% deposit or two years financials as he is self-employed, however I was able to get him treated as a PAYG employee and therefore the 5% deposit he had available got him the home loan for the property he wanted.
I have a nurse who had just changed roles (3 days with her new employer). As she was on probation for 6 months, she had been told be her bank that she would need to wait until the probation was finished before applying for a home loan. I was able to get her loan approved with her own lender in her first month, despite the probation condition on her employment, as she was in a strong position and I also had a back-up lender eager for the business.
