I have been in finance for over 37 years and transitioned to mortgage broking from being a Bank Manager. Over the years I have had experience with all types of personal and commercial lending as well as home loans and investment loans. Home loans – investment loans – commercial loans
What a lot of people do not realise is that it does not matter whether it is a home loan, investment loan or commercial loan, it’s the structure of the loan that is really important when you are looking to minimise costs.
If you are looking at home loans, you may for example, need a part fixed/part variable loan, to allow a hedge against interest rate rises and to make extra payments when desired.
As an investor, you may need to structure the loan to take advantage of significant tax deductions, and we may need to get your accountant involved in this as well.
If you have little or no debt on their own home and wish to purchase another to live in but keep the existing house as an investment, then we need to see what options may be available to perhaps gain taxation advantages. I can suggest options which they can explore in conjunction with your accountant.
When buying a commercial property, the main thing you will want to know is how best to avoid higher repayments and interest on a commercial security. This can often be achieved by the correct combination of residential and commercial security.

First home buyers
As a first home buyer, I understand you may need some special attention to ensure you are acting on the right information when it comes to home loans and purchasing property. I provide guidance in both areas, including references to good real estate agents, all the way through to settlement day. Ensuring you apply for all your Government entitlements in terms of the First Home Owners Grant and stamp duty concessions is also part of my service, and I will complete all the paperwork for you as part of the home loan application process.

Home loan pre-approval
I encourage people when they are ready to buy, to have me prepare an application to their chosen lender and have their finance pre-approved. A home loan pre-approval will give you the comfort of knowing that the lender has looked at your situation and is ready to speedily proceed towards a full approval once you have found your house to purchase.
Affordable home loans
My ultimate aim is to make sure you receive the best possible loan, with the lowest interest rate and the least amount of fees, from our panel of major banks and secure lenders. But first and foremost, your home loan must be affordable. Some lenders will still lend a quite large loan amount in proportion to your income, but I will ensure that you don’t get sucked into a loan that is difficult to service and that you are completely comfortable with your loan commitment.
Changing homes and home loans
There are a number of ways to successfully finance a change in home, whether you are upsizing, downsizing or simply moving to a new area. I am happy to sit down and go through the various home loan options available to you when moving between properties.

Low documentation loans – self-employed borrowers
Low Doc loans are particularly suited to self-employed borrowers. These loans allow you as a self-employed business owner to self-certify your income without the requirement of providing up-to-date tax returns. This allows you to borrow with a minimum of documentation. There is a active market for these type of loans and pricing is competitive. It should be noted that even PAYG borrowers now have access to these type of loans.
Reverse mortgages
Reverse mortgages are becoming increasingly popular for retired people with a large equity in the family home, who want to access this equity to improve their retirement years. You may like to access your equity via a reverse mortgage for extra income for living expenses, holidays, vehicle purchase or to assist family members. This could be done using a small part of the house equity and no ongoing repayments if you are already retired. Repayment of the loan can come from the sale of the house at some stage in the future. Conditions apply and you must be careful to check all the fine print associated with your reverse mortgage to ensure you have a no negative equity guarantee.
