Lenders Mortgage Insurance (LMI) and How to Avoid It

Like most people we all begrudge giving money away which is not going to be to our advantage. Lenders Mortgage Insurance (LMI) does NOT cover the borrower. It is an insurance which covers the lender against any possible loan default if the property is then sold by the lender and the proceeds of the sale do not cover the outstanding loan amount. Traditionally  when the Loan to Value Ratio (LVR) of a loan is over 80% an LMI premium is applicable. In some cases there are ways to avoid or minimise paying an LMI premium.

Family Equity could be an option for some people. This is where a realtive of the borrower has equity in their own property and is willing to provide a percentage of that equity as security to the lender. Lenders Mortgage Insurance can be avoided with the help of a Security Guarantor. Alternatively, we have lenders on our panel that will look at approving without Lenders Mortgage Insurance at an 85% Loan to Value Ratio.
