Working with real estate agents
To ensure your property purchase proceeds smoothly, I work closely with your real estate agent and understand from long experience how the process operates. I also work with other professionals to ensure you secure the property you want. No challenge is too big, I love to get stuck in and work through difficult scenarios to find the right finance.
First home buyers
I specialise in pre-buying education designed to ensure that as a first home buyer, you are ready to enter the market financially, emotionally and with the right knowledge. I provide first home buyers with information, budget planning and advice on entering the market, from how much you can borrow to working out the period of time to save up enough for an appropriate deposit.

Foreign Investment Review Board (FIRB) loans
Many foreign investors need assistance with not just financing an Australian investment property, but also with the legal processes involved, which is why I offer the option of making use of Power of Attorney or sending you everything over the internet or by fax. In particular, I see a lot of newly arrived British, South African and Indian borrowers both with permanent residency and working visas.
An overseas residential home loan is specifically designed for people who are not Australian citizens or do not have residency status but wish to purchase property in this country.
The basic mechanics of a residential home loan for overseas borrowers are very much the same as a standard residential home loan although there are some parameters built around the product itself.
Importantly an overseas residential home loan is limited to 80% lend on the value of the property being considered and the applicant must have FIRB approval.
Types of property a foreigner can purchase in Australia using an overseas residential home loan in conjunction with FIRB approval include:
- Vacant land upon which to construct a dwelling
- Previously occupied dwelling (developed residential real estate)
- A new dwelling (not previously occupied or sold)
- A stand alone house (not previously occupied or sold)
- A second hand dwelling to be demolished and a new dwelling constructed
Guarantor loans or family pledge
Do you want to avoid Mortgage insurance or need to borrow more than the banks say you can right now? Then a guarantor loan or ‘Family Pledge’ may be the solution. This is where a family member supports your home loan application by either offering income support or the equity in their own property or a combination of both as additional security.
The lender would lend up to 80% on the purchased property. The additional funds needed to make up the 20% plus costs, less any deposit saved, are then secured against the property of another family member.
Benefits include:
- No Mortgage insurance as the lending is under 80% of the combined value of the properties.
- This is usually a policy rather than a specific loan type, so you can still access fantastic interest rates and choice of product.
- The lender will often agree to issue a second mortgage if necessary over the guarantor’s property.
- The loan is still in your name only so the First Home Owner’s Grant is still available.
Once either the loan balance is paid down, or the value of the property goes up such that the LVR is now 80% or less against the purchased property in its own right, then you may apply to have the family pledge removed.

Construction loans
Building a home is one of the most rewarding and potentially stressful things that you can do. The whole process can seem complex, especially with progress payments rather than a single payment at settlement, so having an expert help is invaluable. I specialise in making it easy for you using a range of tips and tricks that only experience can bring.
Tip: If you include more expensive extras such as air-conditioning, flooring and window treatments in your building contract, they will be covered by your construction loan rather than requiring additional up-front expenditure.
