Loans are a big commitment and it is really important to make sure you are getting the best deal and a loan that is truly tailored to your needs. I see too many people with the wrong product, and unfortunately most don’t know any better. When taking out any kind of loan, you should always see a mortgage broker. All you stand to lose is an hour of your time, but you have the potential to gain so much. And once you do have loans, keep in constant contact with your broker, as lenders change their products constantly. Make sure every 12 months or so that the loan product you have is not outdated and you will stay ahead of the game – always!

Home loans and investment loans for professionals

I deal with many professionals who are building an investment property portfolio, or have a big debt that they would like to reduce. I can negotiate extra discounts off the life of the loan for larger loans, for example 0.90% off the standard variable rate, or waived application fees. For loans over $1 million dollars, there are often greater opportunities to negotiate. There is a lot of potential to save money which put savings in your pocket, but it is also important to structure your loan correctly and that’s where I can help you.

Non conforming and low doc loans

I have a very good knowledge of non conforming lending, having worked for many years with a major non conforming lender. Not all clients have a good credit file and this could be as simple as a telephone bill default which you didn’t even know about, or a credit card default while you were overseas. I also specialize in low doc loans where it’s imperative that the loan is submitted correctly and to the right lenders, my product knowledge and experience will ensure that no time is wasted.

I also work with self employed applicants and contractors. These loans are more specialised and if your loan is presented in the right manner along with financials or cash flow projections, then its just as easy for the lenders to understand you as a PAYG client. There are many things that only an experienced mortgage broker would know – ensuring things like all addbacks, (ie. depreciation, non-recurring expenses and interest to be refinanced) are considered and any out of the ordinary expenses are justified to ensure the bottom line is correct, and your potential to borrow the funds you want is met. Contractors are also considered higher risk by the lenders, and I have accommodated many contractors with their required funding through some major specialised lenders.

First home buyers

For first home buyers, buying your first home can be a little scary, but I keep it very simple and take a little extra time with first home buyers – from finance to the first home owners grant and getting a building inspection or organizing home insurance, I can help you with all of these things.
