Planning is the key to securing the right finance, both now and in the future, and interest rates aren’t the be all and end all – focus instead on getting the right home loan structure for your needs, e.g. fixed, variable , line of credit, and don’t look at interest rates until you have this in order. Then you’ll find you’re only comparing loans that will suit you and all it comes down to is cost. It is a mistake to shop for a loan based on the cheapest interest rate and then find it is inflexible and does not suit your needs. And it can be very expensive to get out of a cheap loan that does not suit you!!

Finding the right finance

When I take on a client, I do so because I believe I can help them. I’m very tenacious and believe that if there is a way to secure suitable finance for you, I will find it – you just need to know where to look and who to ask. As a consequence, many of my clients have been with me for years and come back to me whenever they need further assistance, and it is not unusual for me to have arranged loans for several members of a family.

Not all lenders are the same – mortgage brokers give you options

If you have not borrowed money before, you may be surprised at how much the criteria to borrow can differ between lenders. It’s quite often the case that you won’t be able to secure a loan with a particular lender but that one or more other lenders will be more than happy to lend you money, as one of my very first clients discovered.

A father who had committed to the sale of the family home, he assumed that he would not have a problem borrowing for a new home. He went to the bank that he had been with for over 10 years and to his shock, he was told that he could not borrow enough for his new home. When he came to me through his real estate agent, he was panicking that his family would not have a home to go to after their sale in a few weeks.

Like many people, he didn’t understand that banks have different criteria and the fact that he had a long term history with one bank did not give him any benefit if he did not fit that criteria. I secured him a loan that perfectly suited his needs with another major lender. He was amazed at the differences between the lender’s criteria and that it would have been pure chance for him to stumble on the right lender on his own. That is why it is so important to talk to a mortgage broker.

There are loan facilities for just about every situation these days, low deposit home loans, limited guarantor loans and even non conforming loans for those who have had credit history problems. I am experienced at assisting borrowers across a broad range of situations, including purchasing your first home, investing in property, refinancing your home loan, consolidating debt, and restructuring multiple securities and loans. I also have experience with self-employed borrowers and can assist with low doc and no doc loans if you do not have the full range of financials required for a traditional home loan application.

Research on property prices is important but finding the data can be tricky sometimes. I have access to RP Data, which details property values across Australia, and I am more than happy to assist you with your research.
