Not all banks and lenders are the same. Quite often if a potential borrower deals directly with a lender and is declined they give up, thus possibly missing their opportunity to get into their first home or the home of their dreams. At Loan Market, I can properly assess your personal situation and find the right lender to accept your circumstances. I recently had an applicant approved with a major lender that had been already declined twice after dealing directly with the banks. One of those banks he had been with all his life. By understanding the policies of different lenders, I knew which ones would accept his particular situation and successfully secured his loan.
On another occasion I had an executive couple who had been in their respective careers for over 20 years. However, the couple had just relocated to Brisbane from Sydney, the husband had only been in his new job four weeks and the wife had just that day signed a new employment contract to start the following week. ‘Real & True’ Home Loan Pre-Approvals
Many people have misconceptions about home loan pre-approvals and believe that a reliable pre-approval can be done on a bank’s website, or by simply speaking to a bank representative at a counter or a desk. In most instances, the so called ‘home loan pre-approval’ is just a verbal indication, has a long list of conditions, or is just how much you can borrow on your income if your application and finances are what that bank deems ‘perfect’. In most instances it cannot be relied up to back you up when you are about to purchase or bid at auction.
A proper home loan pre-approval is completed like a full loan application, including submitting your relative documentation; the only difference is that you have not selected a property yet. It’s important to note that not all banks will perform this pre-approval process, and indeed some will not honour any pre-approval that has been completed.
These days there are only a small number of select lenders that will do a proper pre-approval that can be relied upon, where the only condition is the acceptance of the property by the bank (generally dependent on the valuation and, in some cases, the type and location of the property). I will do the full home loan pre-approval process with you so that you leave me with absolute confidence of how you can progress towards purchasing your property. This is regardless of whether you are a first home buyer, a subsequent home buyer or an investor. You need that confidence when you are negotiating your price. I can give that to you.

Just like buying your first home, making your first investment property purchase can be a little daunting. It is very important that correct mortgage product is found. The loan structure has to be right and clearly explained to ensure that the client is able to maximise taxation opportunities. This is where the expertise of my team and I comes to the fore. A recent client met with me for help restructuring their loan do that they could buy more investment property. They had a private banker relationship with a major bank, and their bank manager had originally structured their loan in a way that thwarted their chance of growing their property portfolio beyond two properties. As soon as this client tried to purchase their third property their Lenders Mortgage Insurance (LMI) was going to be in excess of $34,000. By correctly restructuring the loan, we managed to reduce the LMI by over $32,000. Additionally, I was able place the client into a loan with fewer fees and a cheaper interest rate. The client can now look to expand their portfolio even further in the near future without incurring costs anywhere near what they had been looking at through their private banker relationship.
