Deal with a professional mortgage broker

Home loan pre-approval

I believe obtaining a home loan pre-approval before entering the market is essential no matter the loan size your are considering. Whether you’re a first home buyer, refinancing or investing, a home loan pre-approval will put you in the strongest position to bid at auction or negotiate with a vendor. Almost all of the criteria required by a lender for a full home loan approval is already assessed and met during the pre-approval stage, and you will know exactly how high you can go with an offer to a vendor. Pre-approvals are available from most lenders and usually last from three to six months.

First home buyers

As of January 1, 2010, the First Home Owners Grant has returned to the original amount of $7,000. I can assist first home buyers through the process of applying for the Grant and, of course, the home loan when buying their first home.

First home buyers are often bewildered and a little intimidated by all of the information that is available to them regarding their first home purchase. I ensure that all of my clients, but especially first home buyers, are put at ease with easy-to-understand explanations of home loan types and features that will help them to select an appropriate loan.

I explain the process and how I can help them every step of the way, and then I continue to help them even after the home loan has settled. All of the different loan options are presented and discussed, so that they can decide which one is right for them.

Deposit bonds – auctions

Deposit bonds are a good alternative to using your own cash when bidding at auctions. They allow you to keep your term deposits intact until required at settlement, however you will need to check with the agent that the vendor will accept a deposit bond before bidding for a property.

Loans for industry/shift/fly in – fly out workers

The West Australian workforce is made up of a considerable number of shift workers and fly in/out employees. I have many clients in various industries who work late shifts and hours that generally go late into the night.  I work tirelessly around these clients to make the process of obtaining a home loan easier and more convenient; my communication is around their available times, meeting them at locations and times that suit them.

I allow my clients to choose the best communication method for them, whilst communicating application time frames dependent on their chosen lending institution. Upon initial interview, the client’s needs and expectations of how things will proceed from that point onwards is discussed. For example if a client cannot fax their documentation then I provide them with an overnight mail satchel, or if they do not like to call mobile numbers I will ask them to SMS if they wish to speak and make the call myself.

Land and construction loans

I can ensure that financing your build is a smooth process. The type of finance you choose can differ quite significantly depending on whether you require a loan for a house and land package, land and construction separately, or if you are an owner-builder. Not all lenders provide finance for all of these situations; however, as an experienced mortgage broker I know which loans and lenders suit your situation.

Self-employed borrowers

Being self-employed can present different hurdles to over come when seeking finance. Having been in the situation of having no financials myself when purchasing my first investment and gaining the funds to start my own business, I understand what is required by lenders to secure an alternative home or business loan as a self-employed borrower, including the differing loan to value ratios available.

Many self-employed clients borrow in company and trust names, or simply can’t provide the depth of financial documents required for a standard home loan application, so I work with anyone in this situation to find alternative arrangements for finance.

I also have extensive experience with larger loan sizes, broad property portfolios, trusts and other structures. If you are self-employed, or a professional in the legal, banking, IT or medical professions – whether self-employed or PAYG – I know where to place your loan application and how to effectively package it for maximum benefit.

Community involvement

My family and I have been donating yearly to Telethon for the past 25 years. We also donate regularly to the cancer foundation of WA, Association for the Blind and our local community and sporting clubs in Harvey because I love to help people. It is extremely satisfying to help these types of causes which are run by wonderful people. My family supports me in this important part of my life. Being able to make a difference in the community brings me great joy and this is something I will continue throughout my life.
