My knowledge and expertise

Having worked in the mortgage industry for seven years I am confident of finding the most beneficial finance package for your needs. There are very few situations I haven't come across during my career, which began at a non-bank lender specialising in outside-the-box property finance transactions. This role gave me extensive experience in non-conforming options, lo-doc loans without financials, refinancing loans in arrears or with credit impairment and other types of innovative options available outside the bank products.

I also worked as an independant mortgage broker and after that, for one of the largest asset finance companies on the Gold Coast. These companies gave me the benefit of incorporating all the banks products as well as the non bank sector, to ensure a wider range of options for my customers.

Having matured into my role as a mortgage broker and the knowledge I have of the industry has put me in a better standing positions to service my clients through the ranges of options available through Loan Market.

Home loan options for self-employed borrowers

For self-employed borrowers there are still low doc home loan options available that reduce or remove the requirement to supply tax returns as part of your home loan application. And although credit policy has tightened up with the banks, there are still some innovative finance options available to help you purchase or refinance property. Generally, a maximum amount of 80 per cent of the value of the property can be borrowed for borrowers in this situation.

First home buyers

In this day and age it can be difficult to put together a sizeable deposit, but if you think that as a first home buyer this has priced you out of the market, you may be pleasantly surprised to find out that in some cases, you may still be able to borrow as much as 95 per cent of the value of the property, without needing to show genuine savings for the remaining 5 per cent. That means you can use gifts of money, inheritances and the First Home Owners Grant as part of your deposit, should you qualify for this type of loan.

Investors and investment loans

This year looks set to be a good one for property investment, so it may be beneficial to explore your options for property investment. Currently, lenders have a range of loans available for investors which include both full documentation and low documentation loan packages, for both residential and commercial properties. Be aware, borrowing limits do exist, particularly for commercial investment, where you may need a deposit of around 25 to 30 per cent.
