First home buyers

First of all, Congratulations on taking this exciting step to purchase your first home!

I absolutely love helping my first home buyer clients reach their goal of home ownership. It is such an exciting time and something to feel very proud of.

Often first home buyers are a little uncertain of how the lending process works. My job as a Mortgage & Finance Broker is to help you to understand the process from beginning to end allowing you to decide what is optimal for your future.

I will help you understand:

  • How much you can comfortably borrow
  • How much deposit you may need
  • The details surrounding the first home buyers grant
  • The fees and charges associated with purchasing a home and what Government concessions are available to you as a first home buyer
  • The documentation required for the specific lender of your choice

My goal is to take the stress out of the lending process. You will not have to communicate directly with the lender at all – I will do it all for you.

I can assist with understanding lenders mortgage insurance or LMI and how to avoid this cost.

Lenders mortgage insurance is a once off cost to be able to lend without needing 20% deposit, so it is helpful that we can buy with as little as 5% of the purchase price as deposit but there is a cost.

For many this cost can be added to their loan, or a percentage of it at least. The larger the deposit the lower the cost and I can assist with budgeting and savings plan to help here.

For those who are not quite ready to purchase but would like to:

I can help you put a plan in place to ensure your saving goals are on track to not only get you into your home quicker but also comply with the lending policies needed to obtain your Approval.

We can even process a “Pre Approval” subject to funds to complete which will give you confidence to keep on track with your savings goals knowing that the lender is happy with all other aspects of your application.

If you are thinking of taking your first step in purchasing your first home, I would love to hear from you.
