A day in the life of this broker


Martin's day yesterday .. Prior night - several calls wheeling and dealing a purchase for Dan and Steph - price, terms, settlement time, type of deposit, get contract checked, intro to solicitor, loan ideas - they decided to exchange with 0.25% holding deposit - yes, done it, wow... holding all the cards for $1,600.... Met them (first home buyers) last night with their parents and also dear friends Gary and Wendy.... . got the documents, signed the forms (mum Ange made me dinner, yum).   they have just exchanged contracts, (yay) now gotta push hard to get the loan going ... 


client2. Where is Andrews full approval?   Cooling off expires today. Chase bank - c'mon you gotta come thru.  client3. Get special pricing for a new deal. Arrange 2 valuations. client4. Talk to Paula - great news, the valuation on your off the plan property is $35,000 higher than you paid, and the bank we (intentionally) picked will accept the higher value so there's now no mortgage insurance payable. She is just bursting thru the phone with joy - we love that - she did it (we did it together). client5. Andrew and Nat - your loan settled today - the happy phone call. So we've now restructured (and reduced rate) on the current loans and the construction funds for Balwyn VIC are ready for the builders claims - bulldozers booked tomorrow, 40 weeks to your new home; yes let's also now review those investment loans (especially the interest only ones) coz those rules have changed in the last 2 months. back to client2. 3 followups today and yay it's full approved. Tell everyone (both clients, solicitor, agent) - property cools off, got there as expected. client6. Thanks for the note Jess yes I'm so pleased our strategy got you an interest rate drop with your current bank - see how you go with builder quotes and we will look at the best way to get you that $100,000. let's chat in 4 weeks. client7. called Marcin let's look at lenders for that construction loan - meeting soon. client8. send washup notes for our meeting yesterday with Hugh and Jo (considering offering a property security guarantee for their son).   client9. Yes Christina NAB is changing product branding so the broker and branch loans are the same - check the rate (should be 3.96%) and the monthly fees (should have dropped from $10 to $8 a month) ..... thanks, you're welcome. .... followup infrastructure items (phone, internet, signage) for our new office opening in Richmond in the next few weeks. .... client10. answer 2 questions on loan documents, receive building insurance certificate and send on to bank. client 11. yes CBA you approved the first half of David and Louise's loan yesterday but c'mon give us the approval for the 2nd loan - the files are linked can't you see?? - cmon speak to us, look on the system - 3 followups finally someone sees the light - yes !! UNCONDITIONAL yeah but we want those loan documents electronically - we elected that .. no, please change it on the system we need it NOW (pretty please), this is off the plan and settles in 2 weeks it's gotta happen .... Phone call - hey Seko love the video in the shoe shop, see you at your auction on Saturday . ... call Paula's solicitor Harry - yeah great Paula's valuation great - brilliant ... 

client12. off to Boots bar to celebrate settlement day with Glen and Elyse - you did it, bought Kurrajong and sold Sth Windsor (with Ziggy - yes, Ziggy is awesome I'm not surprised you're so happy) and I hope you love your new home. It's a pleasure, thanks guys, yeah we are really proud of what we've achieved here. call me any time, let's keep in touch. It doesn't end here. ... Back to office.   Wrote and mailed 2 thank you cards. Opened the mail to our Certificate as finalist in Professional Services - Local Business Awards. (muted yay, but yeah it's nice to be recognised)   ... client13. yes let's meet next Thursday afternoon for a planning session - at the office is best - yes it's great to meet early, even before you're ready. .... Then home to feed the horses and put their rugs on, and cut some firewood. What's for dinner?
